I would like to start a FSBO site. Do I have to be a licensed realtor to provide access for registering clients to Local and Statewide MLS exposure/inclusion listing? Thanks in advance for any help!
Multiple Listing Services are developed and funded through fees and ongoing dues paid by real estate agents and REALTORS. It is a business tool that costs each agent several hundred to more than a thousand dollars a year to access.
Affiliate membership or restricted memberships may be available ? but in order to display the information on a site you?d have to adhere to some strict guidelines and negotiate with MLS for access and display of the data. Agents and MLS?s guard this information jealously since their ability to research market trends and pricing depends on its accuracy.
Because it is a service we pay for, we aren?t excited about "giving it away" to outside people who are simply looking to eliminate an agent from their transaction (like FSBOs). However, your area?s MLS may be different. At this time, there is no "national MLS" that I?m aware of ? meaning you?d have to negotiate a deal with hundreds of MLSs across the country to provide that level or coverage.
